Today Liz Negrau and Tim Jones presented a PowerPoint update on the Frankfort Area Community Land Trust, a non-profit whose mission is to provide attainable and sustainable housing for our working community.
A Community Land Trust (CLT) provides ownership access for working people priced out of the current housing market. In Benzie County more than 200 prospective homeowners are in the "Missing Middle"--with household income between 60-120% AMI (Area Median Income) Thus the Frankfort Area Community Land Trust (FACLT) concentrates on permanent home ownership for those living or working in Benzie County, while other organizations such as the Frankfort Housing Commission are working on increasing the supply of affordable rental housing.
FACLT's first physical project is four homes on Grove Place on Frankfort's east side. Two homes were built and sold in 2023, and two adjacent homes are on target for 2024 completion. The homes were funded with public and private grants, loans and community donations. The Phase II homes have been appraised at $274,000 but will sell for $210,000 to qualified buyers.
